Appraising is, by and large, a long term career. The rigors of becoming a licensed appraiser have increased more than ever in the past. So it goes without question these days that real estate appraisal can definitely be dubbed a profession as opposed to a trade. As with any profession we are bound by ethical considerations.

We have a great deal of responsibilities as appraisers, but our chief duty is to our clients. More often than not, for a regular residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It follows that appraisers have certain duties of privacy to their clients, plus many rules and regulations controlling with whom we share information. So, as a homeowner, if you would like to obtain a copy of an appraisal report, you generally should request it from your lender.

Other obligations include accurate calculations appropriate to the parameters of the assignment, acquiring and maintaining a certain level of competency and education, and of course, the appraiser must behave in a professional manner. In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, both buyers and sellers, or others. Generally the third parties are clearly defined in the appraisal report. An appraiser's fiduciary role is restricted to those third parties who the appraiser knows, based on the scope of work or other written parameters of the job.

There are also ethical standards that have nothing to do with whom we share information. For example, appraisers must backup their work files for at least five years - at Premier Real Estate Services, LLC you can rest assured that we stick to that rule.

We meet or exceed the industry standards and rules set in place for ethics. We refuse to accept anything less from ourselves. Accepting orders where our fee is dependent on our value conclusion is never an option. That is, we don't agree to do an appraisal report and collect payment on the contingency of the loan closing. Anyone should be able to see that inflating a value to achieve what amounts to a higher paycheck is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can rest easy knowing we are doing everything we can to objectively determine the home or property value.
